According to the Bureau of Meteorology, the numbers reveal Perth, Adelaide and Canberra have the best chance of perfect weather on December 25th! 
The historical data reveals that all three cities are likely to have an average temperature in the high 20s and less than 20% chance of rain.
On the other end of the spectrum, Darwin has the highest chance of rain and a sweltering average of

Redefining Sydney’s urban lifestyles

It was a pleasure to partner with Urban Taskforce Australia to produce the “Sydney Lifestyle Study”, launched to a room of urban developers, government representatives, and industry stakeholders this week.

The 2017 Sydney Lifestyle Study is a first-ever research study on Sydney’s apartment dwellers. Insights from the ABS and a new survey of 1,503 Sydney residents shed light on the different demographic segments in Sydney apartments and their lifestyle choices, habits, motivations and reasons for choosing apartment living.

Sydney’s changing lifestyles

Australia in the 1990s

A lot has changed in Australia over a very short period of time. Over a quarter of a century ago, in the year 1991, the population of Australia had just surpassed 16 million.

  • The median age was 32 years old and median individual income was just $13,950 per annum.
  • More than one in three (36%) Australians lived in New South Wales where individual income was slightly higher at $14,395.
  • Home owners in New South Wales paid a median monthly mortgage repayment of $627 while renters paid just $128 per week.

Modern Sydney

Fast-forward to today and the Australian population is on track to reach 25 million persons in early 2018.

  • That’s more than 50% higher than in 1991.
  • Our population has increased our median age to 38, both nationally and in New South Wales.
  • Today, median personal income in New South Wales has reached $34,528 per year while median mortgage repayments have more than doubled at $1,986 per month.
  • Median rent has nearly tripled to $380 per week.

Sydney’s urban lifestyles

Such population growth is changing the housing stock in Sydney. Sydneysiders have been trading traditional detached homes for apartments at an increasing rate. Currently, 30% of all households in Sydney’s urban area now live in apartments.

Sydney’s growing apartment market is comprised of nearly half a million households, representing many diverse cultures, languages and backgrounds.

McCrindle has identified four emerging urban family household types within Sydney’s apartment market. These are Vertical Families, Cosmo Couples, Solo Metropolites and One-Parent Households.

Vertical Families

Vertical families make up one in five apartment households (20%).

They are most likely to be young Gen Ys as nearly two in three (64%) are aged between 23 and 37.

Cosmo Couples

The second emerging family type who are increasingly adopting the apartment lifestyle are urban couples.

The number of couples with no children living in apartments has increased by 21% since 2011 and now represents over one quarter (27%) of apartment households.

Solo Metropolites

Sydney’s largest apartment segment is made up of lone persons (34%).

Three in five are renters (63%) and the largest generation represented are Baby Boomers aged between 53 and 71 (37%).

One-parent families

The fourth urban segment is one of the smallest but by no means insignificant. Single parents with children comprise one in 12 apartment dwellers (8%) in Sydney.

Single parents living in apartments are most likely aged between 38 and 52 (49%).

If the current trends observed across Sydney over the past five years continue, the number of traditional detached houses could drop to 49% by as early as 2024.

Filling the gap apartments would then make up 34% of Sydney’s total housing stock. The remaining housing stock (17%) would be made up of semi-detached or terrace housing.

The Growth of Sydney: Preparing for a city of 9 million

Sydney is Australia’s largest city with a population of more than 5.1 million. One in five Australians live in Sydney, and two-thirds of the population of NSW, our largest state, lives in this one city. 

Sydney’s population is growing through record annual births, life expectancy increases and through arrivals coming to the emerald city from other parts of Australia. Sydney remains the preeminent gateway to Australia and it is this overseas migration that is the biggest source of the city’s growth.

Sydney is Australia’s most culturally diverse capital with over two in five residents (43%) born overseas. Most Sydney siders (61%) have at least one parent born overseas and two in five (38%) speak a language other than English at home.

According the Australian Bureau of Statistics Census data, Sydney is comprised of people from over 220 countries and significant sub-regions, with over 240 different languages spoken and residents identifying with almost 300 different ancestries.

Based on the current growth trends, Sydney will reach 9 million by 2051. While there is much infrastructure under construction to respond to the current growth, the near doubling of the population in less than four decades will require much more.

The Average Sydneysider

Sydney is home to more than one in five Australians and having just officially broken through the five million population milestone we thought we should consider statistically what the average Sydneysider looks like.

In a city with 103 females for every 100 males, the average Sydneysider is a woman aged 36- slightly younger than the national average age of 37.

She is married (half of all adults in Sydney are) and has two children. While she was born in Australia (like three in five Sydneysiders), households with both parents born in Australia are actually in the minority in Sydney with the country of birth for overseas born local residents most likely to be China (or one of its territories).

The average resident works full time, most likely around 40 hours per week (longer than the state and national average) and lives in a household with an income around one-fifth higher than the NSW average.

She most likely works as a professional (like one in four workers in Sydney) in the education sector and she gets to work by car, in one of the two household vehicles. Our average local lives in a three-bedroom house which is owned but with a mortgage and on which she spends around 14 hours per week doing domestic duties in addition to her parenting role.

While her two children are currently at a local government primary school, her oldest will soon attend a non-government secondary school and both of them will most likely achieve a tertiary qualification- probably a university degree.

So the average resident of Australia’s largest city is a Gen Xer, and a parent, with a mortgage, a career and a very busy life.

Sydney at 5 million and the growth of The Hills Shire

Sydney has now officially hit a new population milestone of 5 million, and almost half of the population (2.2 million) reside in the 14 local government areas that make up Western Sydney of which The Hills is one.

If Western Sydney was a city in its own right, it would be the 4th largest city in Australia after Melbourne, the rest of Sydney, and Brisbane. While Western Sydney is just slightly smaller than Brisbane’s population of 2.3 million, it is growing 30% faster than Brisbane.

The population of The Hills is greater than the population of Darwin, and the two local government areas of Blacktown and The Hills have a combined population almost the same size as the entire state of Tasmania. This growth is evident in the increasing development seen around the Hills. The increasing urbanisation has raised the density of The Hills to 4.15 people per hectare, above Hornsby Shire’s 3.69 and well above Hawkesbury’s 0.24.

What differs the hills to the rest of Sydney?

The Hills Shire is now almost 10% larger than that recorded in the 2011 Census. Not only is the Hills population growing faster than the national growth rate, but the average household is significantly larger than the Australian average (3.1 compared to 2.6 people per household) and the district is home to a higher proportion of students, university educated adults and full time workers than both the national and state averages. The region is more culturally diverse with 3 in 5 residents having at least one parent born overseas compared to less than half of Australians nationally. The proportion of school-age children locally is 20% higher than the Sydney average, and those in their 40’s, 50’s and 60’s are similarly well above the greater-Sydney average.

Age gap in the Hills Shire

There is a hole in the Hills’ demographic, a 15-year gap in the numbers of locals aged 23 to 38. This missing group, neatly lining up with Generation Y, is a staggering 20% smaller than is average across the rest of Sydney. In fact, while there has been an increase in numbers of almost every age group over the 5 years between the last two Census reports, for the mid 20’s to mid-30’s there has actually been a decrease in numbers.

Entrepreneurial hotspot

The Sydney Hills is also an entrepreneurial hotspot, with 32,191 actively trading local businesses. So while the local population represents less than 0.7% of Australia, the number of businesses is more than twice this share at 1.5% of all Australian businesses. And with the new transport infrastructure, commercial constructions and emerging urban centres, the number of new business start-ups in the Hills will only grow.

The future of the Hills Shire

The future for the Hills will include more pockets of urbanisation which will create options for those looking for apartment living, walkable communities and a café culture. However, the size and diversity of the area will mean that the suburban and semi-rural nature of other parts will remain and the overall density will never reach the highs of local government areas like Parramatta which currently has 27.48 people per hectare. Not too many parts of Australia offer high-density living options just 10 minutes’ drive from acreage. Little wonder The Hills is one of the fastest growing regions in NSW.

Changing Face of Sydney Transport

From high above, aerial images show Sydney un-earthed. These before and after images detail the changing face of Sydney’s suburbs. Major progress is being made on key Sydney infrastructure projects as the city prepares for ongoing population growth.

Sydney’s growing population

Sydney reached 5 million at the end of June 2016. While it took almost 30 years (1971 – 2000) for Sydney's population to increase from 3 million to 4 million people, it took only another 16 years to reach its next million. 

Growing by 83,000 people every 12 months (at 1.7%, above the national average of 1.4%), the city needs infrastructure to keep pace with this population growth.

NSW projections show that NSW will grow to 9.9 million people by 2036. Sydney is two-thirds of this number, so will reach 6.5 million in the next 20 years, and 8 million by 2050.

How we commute to work in Sydney

Almost 2 in 3 Australian commuters get to work by private car (65.5%, up from 65.3% 5 years ago) with just 1 in 10 relying on public transport. The 2011 Census showed that 58% of Sydneysiders commute to work by car, 9% by train, 5% by bus, and a further 4% walked. 

Social researcher Eliane Miles notes, "Sydney-siders are spending a significant amount of time moving each day. While the average work trip for a Sydneysider is around 35 minutes, for many Sydneysiders the journey to work takes much longer. Commuters in Sydney's outer suburbs are often spending five times this length (up to 2.5 hours) per trip each way. Sydney is investing more in infrastructure than other world cities of comparable population size, and it is critical that investment in both roads and public transport options continues."

The Fading Australian Dream

Housing affordability is currently a key issue of discussion in Australia and while there are a number of factors at play, the main price driver is that demand for houses is exceeding supply. Population growth, a trend to smaller households (and so more homes needed relative to the population), and demand for homes not only from first home buyers but also from downsizers, overseas buyers, local investors, and self-managed super funds and trusts are all fuelling price rises.

While Australia’s current annual population growth of 1.4% may seem modest, this adds almost 340,000 to our population each year- which is one new Darwin every 20 weeks or a new Tasmania every 18 months.

Where population growth is strongest, house price rises are the highest

Sydney is growing much faster than this having averaged 1.8% per annum for the last five years. It will add almost two million to its population by 2037 – which is the equivalent of adding a new Perth into Sydney. Melbourne is currently Australia’s fastest growing city and based on the current growth trends, it will overtake Sydney to become the nation’s largest city around the middle of this century. Unsurprisingly where population growth is strongest, house price rises are the highest.

Earnings growth has not kept up with house price growth

In just twenty years, the average Sydney house price has increased more than five-fold from $233,250 in 1997 to $1,190,390 today while in Melbourne prices over the same period have increased by more than six times from $142,000 to $943,100 today. While it is true that wages have increased over this time, earnings growth has not kept up with house price growth. In 20 years, average annual full-time earnings have not quite doubled from $42,010 in 1997 to $82,784 today.

The impact of growing demand on house prices is most evident when comparing prices to average earnings. Twenty years ago, the average Sydney house was 5.6 times average annual earnings while in Melbourne it was an affordable 3.4 times annual earnings. Today Sydney homes are more than 14 times average earnings, and in Melbourne more than 11 times annual earnings. While the maxim that house prices double every 10 years is not always the case and growth fluctuates, since 1997 Sydney prices have in effect doubled every 8 years while Melbourne has managed this every 6 years.

If the growth metrics over the last two decades play out over the next two, the average home in both Sydney and Melbourne in 2037 will exceed $6 million. Clearly, the Australian dream of home ownership for the next generation is fading. Young people today need almost three times the purchasing power that their parents needed to buy the average place, so even double incomes will not quite do it. Additionally, today’s new households are starting their earnings years later than their parents, having spent longer in tertiary studies, and they begin their economic life not with zero savings like their parents, but well into the negative- with interest accumulating study debts to pay off. Even if today’s emerging generations start saving harder and earlier and live with their parents longer, home ownership is still not a given.

Policy settings around migration and baby bonuses have grown the population and policies around property tax incentives, self-managed superannuation and investment provisions have fuelled property demand therefore policy support will be required to bring the great Australian dream a little bit closer to reality.

Housing Affordability in NSW [infographic]

We’ve all heard about the difficulty of buying into the housing market in recent times and the subsequent decreases in home ownership rates (in NSW, from 68% in 2004 to 63% in 2014). With less people able to afford a home in the current market, there have been increases in the numbers of people looking to rent in New South Wales, and particularly Sydney.

We were delighted to be commissioned by Churches Housing and Shelter NSW to uncover the story of rental unaffordability in New South Wales. Through this research, we discovered that finding an available, affordable rental property is becoming increasingly difficult, particularly for those in the bottom 20% of income earners.

The decrease in the availability of rental properties over the last decade or so, has been influenced by a number of factors. Rental prices have increased due to the increased numbers of people looking to rent, and in past decades, rental prices have grown faster than income.

The infographic particularly highlights the difficulties for the bottom 40% of income earners in looking for appropriate rental properties. The term ‘rental stress’ is used to describe those in the bottom 40% who are spending over 30% of their income in housing costs. In 2013-14 NSW had the highest proportion of low income households experiencing rental stress, at 76% (compared to 68% nationally). For these households, rental stress can impact on other areas of life, including health care, schooling, diet and in the worst case can sometimes lead to homelessness.

Rise of Local

As our cities grow, Australians are adopting approaches we see in other mega cities where a local rather than a citywide identity emerges. Australia’s capitals are becoming cities of villages or regions where residents live, work and interact in a part of their city rather than the traditional commuter approach of suburb living but CBD working. The year ahead will see the rise of the walkable community, the ongoing gathering at the local shopping strip and the growth in local entertainment precincts rather than the city-centre destinations that used to dominate. As unit living increases along with population growth, Australians are looking to meet the timeless human needs of relational health and community connection in their geographical context. From knowing the local barista to supporting the local grocer, increased events in local parks, increased patronage at local clubs and venues and growth in volunteering to support community groups, 2017 will see the rise of local.

Growth of Lifestyle Cities

Last year Sydney hit the population milestone of 5 million and Melbourne is not only growing faster but it is seeing house price increases exceed that of Sydney. The size and associated costs of living in Australia’s global cities is bringing to the fore the benefits of Australia’s lifestyle cities. These are the regional cities that have the employment, shopping and housing options of the big cities but populations not in the millions but the more sustainable hundred thousand or so. In NSW, cities like Newcastle and Wollongong have reinvented themselves from the industrial cities of the 20th Century to be innovation hubs, university towns, and small business friendly 21st Century lifestyle cities. With property prices a third less than Sydney, it is little surprise that these cities are growing at twice the national population growth rate and are seeing recent house price growth exceed that of Sydney. Beyond these cities, regional centres like Wagga Wagga, Bathurst and Albury Wodonga are also growing faster than the national average. In Victoria the lifestyle cities include Geelong, Bendigo and Ballarat and are the state’s fastest growing regions while in Queensland the lifestyle cities include the very fast growing Gold Coast and the Sunshine Coast as well as the inland city of Toowoomba and in the West the cities of Bunbury and Busselton make the list.

DIY Everything

Australia has always had a strong can-do attitude and a weekend DIY project in a property-obsessed nation is part of the suburban life. However with tips and tutorials just a few clicks away, and a how-to YouTube video on everything, Australians are extending the DIY approach beyond just handyman skills. From DIY legal processes like property conveyancing, to arranging complex holidays once the domain of travel agents, to the increased consulting of “Dr Google”, Australians are doing their own research and planning in an effort to save money and solve their own problems. In an era where there is an app for everything from instrument tuning to wedding invitation designing, Australians feel more empowered through technology, more informed through online resources and more motivated to save money and so 2017 will see the ongoing rise of DIY everything.

The Gig-Economy

In the span of a generation, the proportion of Australians working on a part-time or casual basis has tripled from 1 in 10 to more than 3 in 10 today. However in the last year or so, online services like Uber, Airtasker, Freelancer and Deliveroo have ushered in the “gig-economy” and more of this generation will end up being freelancers, contractors or contingent workers than ever before. Recent research shows that a third of the national workforce currently participates in contingent work, and more than 3 in 4 employers believe that it will be the norm for people to pick up extra work through job related websites or apps. Technology and new employment options have made it possible, businesses looking to manage their staff costs and liabilities are driving it and Generations Y and Z who value variety, flexibility and opportunity over job security will make the gig economy mainstream in 2017.

Post rationalism

Last year the electorates of the UK and the US showed the political class not to take their votes for granted and that bombarding people with information and expert opinion will not in itself change minds. 2017 will see the continued rise of the post rational era where it is the heart- not just the head that influences customers, staff members and voters. The 2016 Word of the Year was “post-truth” showing that the power to influence is not in the data and statistics but in the story and social validation. Note that this is not an era of “irrationalism” in that society has more knowledge available and Australians are increasingly more formally educated- rather, it is an era where the rationale alone does not alone decide the matter. Those who can communicate with an emotional, visual and relational connection will do better than those who just have a rational connection.

On Friday, 25th November, 2016 McCrindle Research is teaming up with The Sydney Centre for Innovative Learning (SCIL) to host the 2016 Education Future Forum (EFF).

The EFF will inform and inspire those who are seeking to understand this generation and simultaneously envision a school where the learning captures the hearts and minds of young people.

This one-day event will showcase results from new research on the education sector with a niche focus on the future of education. The research explores the trends, themes and influential factors that relate to the future of education in Australia. Areas scoped through the research include technology, generational transitions in staffing and leadership roles within the education sector, pedagogical styles, physical learning spaces, social licence, needs of students of the future and broader demographic shifts across Australian communities.
